This project involves the structural design of a modern, two-story custom residence located on the Indian River in St. Lucie County, Florida. Transitioning a site originally intended for recreational vehicle parking, S3DA Design engineered a high-performance home that maximizes the buildable area of the lot while addressing complex coastal environmental factors.
S3DA’s Scope: As a single source of responsibility for structural design, S3DA provided comprehensive engineering services including:
- Specialized Foundation Design: Engineering of a robust pile foundation system tailored to site-specific Geotechnical Reports.
- Comprehensive Loading Analysis: Detailed calculations for Wind, Seismic, Flood, Dead, Live, and Roof Live loads in strict accordance with the Florida Building Code and ASCE 7.
- Elevated Framing Systems: Design of an elevated first-floor framing system using conventional wood joists and knee walls to meet mandatory flood elevation requirements.
- Multi-Level Structural Design: Engineering for the second-floor wood framing and a full footprint slab-on-grade serving the garage and rear deck.
- Advanced Drainage Solutions: Design of a flat roof framing system utilizing tapered insulation to ensure efficient drainage.
- Integrity Verification: Rigorous gravity, lateral, uplift, and load path continuity checks from the roof down to the pile foundations.
Key Challenges & Solutions: The primary challenge involved designing a high-density residence on a coastal lot with significant flood risks and poor soil conditions. S3DA’s engineering team solved this by implementing a pile foundation system and elevating the living areas three feet above the flood plane. By meticulously coordinating the load path continuity, we ensured the structure could withstand Florida’s stringent wind and flood requirements without compromising the architectural vision.
