Spanning 1,150 SF each, these ADUs represent a growing trend in California&#8217;s urban density solutions, requiring precise engineering to maximize space and efficiency.&nbsp;<\/p>\n\n\n\n<p><strong>S3DA\u2019s Scope<\/strong>&nbsp;Our team delivered a full suite of MEP services to ensure the residence and ADUs were functional, comfortable, and fully compliant with local regulations:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Mechanical Design:<\/strong>\u00a0Comprehensive HVAC distribution\u00a0utilizing\u00a0rigid ductwork, detailed heat load reports, and mechanical schedules for\u00a0optimal\u00a0climate control.\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Electrical Design:<\/strong>\u00a0Complete lighting and power floor plans, single-line diagrams (SLD), and panel schedules to ensure\u00a0a robust\u00a0and safe electrical infrastructure.\u00a0<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Plumbing Design:<\/strong>\u00a0Detailed domestic water, sanitary drainage, and natural gas systems, including 2D riser diagrams and isometric riser diagrams for the gas network.\u00a0<\/li>\n<\/ul>\n\n\n\n<p><strong>Key Challenges &amp; Solutions<\/strong>&nbsp;Designing for high-density residential lots requires a delicate balance between high-performance systems and limited spatial footprints. S3DA utilized advanced engineering calculations to ensure the HVAC and plumbing systems were integrated seamlessly into the 1,150 SF ADU structures without compromising living space. By providing a &#8220;Single Source of Responsibility&#8221; for all MEP disciplines, we&nbsp;eliminated&nbsp;the coordination gaps that often lead to on-site clashes, ensuring that the mechanical, electrical, and plumbing systems worked in perfect harmony.&nbsp;<\/p>\n\n\n\n<p><strong>The Result<\/strong>&nbsp;The project resulted in a permit-ready set of construction documents that strictly adhered to California&#8217;s rigorous building codes and Title 24 energy standards.
